It does feel that maintenance expenses are sometimes overestimated. $300 per month someone else suggested to me sounds more reasonable (I have no own experience on this). It should be noted however also that maintenance expenses at $X per month are not spent every month -- rather there may be some steep expenses a few times during a 30-year loan term, which may average to that $X per month.
